A compact block of buildings along Franz-Josef-Strauss-Allee on the north side of the site forms the end of the small-scale residential neighbourhood to the south. This maximises the amount of open space on the site and maintains an appropriate distance from the neighbouring detached houses despite the 6-storey design. The orientation of the building allows views from all flats to the Siebengebirge mountains on the other side of the Rhine to the south-east of Bonn.
The preservation of the two parking levels and the ramps allows the parking spaces required by the new development to be accommodated and creates a sustainable overall concept by using the existing grey energy. As a result, a large part of the site remains permeable and undeveloped and offers space for large communal green areas with trees.
The simple and sustainable building structure (universal building depth, equal storey heights, skeleton construction with flexible room divisions) enables a mix of residential, secondary residential facilities, commercial and office space and can therefore also be used flexibly in the long term.
The building is divided into three structures by two access joints.
These are each divided into 4 linked buildings, which are orientated orthogonally to the geometry of the small-scale residential development and take up its grain. This subdivision creates recognisable and identifiable units for the users. The rotation detaches the linear pergola in the north from the façade and creates courtyards of light and privacy for the rooms orientated in this direction.
A multifunctional pavilion as a light wooden construction on the existing garage forms the centre of the new quarter in the spacious communal green. A bridge over Franz-Josef-Strauss-Allee offers the option of additional networking with the neighbouring district to the north.
